Freedley and his partner Alex A. Aarons opened their 1428-seat Vinton Theatre at 250 W 52nd Broadway in November, 1927. Financial issues brought upon them by the Great Depression caused them to sell the venue in 1932 but they regained control during the 1940's, selling it to Herman Bernstein in 1947. The theatre became The Neil Simon Theatre in June, 1983 under the Nederlander Group.

Freedley offered the lead role in the quintessential 1930s Cole Porter musical, "Anything Goes" to scandalized torch singer Libby Holman (then living in relative seclusion with DuPont heiress Louisa Carpenter) who turned it down. His second choice was an unknown secretary named Ethel Merman.
